          • QUESTIONS TO ASK - BEFORE ACCEPTING A CONTRACT - AND BEFORE SIGNING A RENTAL AGREEMENT

May I see a copy of the lease?

Some of the leases contain some surprises that can only be noted by reading them. Be sure you carefully review the lease.

Remember also that the cost of utilities is not reflected in the rent, there may be specific damage deposits required. Bring records of credit ratings with utility companies from home.

Will there be room for my children?

Houses and housing units are often small, and, unless you want to be a particularly cozy family, be sure you let the region know what your family’s needs will be. If you surprise the board office with kids they didn’t know about, the only available housing may surprise you with a tighter squeeze than you thought possible.

What facilities and child-care services are there for my small children?

Baby-sitting has been a major problem for many working parents. Are there any babysitters? How reliable are they? How much will they charge? Is there a community Headstart program?

The school will not welcome keeping your preschool children in the classroom, no matter how well behaved they may seem.
            Are pets allowed?

Check with your principal and landlord. Note: The community may not be a safe place for domesticated dogs and cats.

What kind of heating is available? How much will it cost me?

Some educators chop their own wood, while others have electric or oil furnaces. You may not have a choice. Make sure to ask questions about the source of heating, maintenance records, monthly estimates. During the winter months, the air can become very dry, so you may wish to bring a humidifier with you as well as a good hand moisturizer.

What other 'utility' and/or insurance costs are there to cosider ? How much will everything cost me?

Be sure to ask about other costs that may be associated with housing. Consider heat, lights/electricity, water, cable/satellite, telephone, and insurance - there may be more costs - do your research.

What’s the rent; how is it calculated and how is it paid?

Prices across the NWT are expensive compared to the rest of Canada. Yellowknife's cost of living is second only to Vancouver.
